{{fear nothing}} by Dean Koontz skirts the line between horror or thriller but it’s got some pretty scary parts in it.

Personally, The Haunting of Hill House is my favorite spooky month book. It’s not as dry as a lot of horror is in the build-up to the actual horror plot.
If you’re into YA, there’s one called The Taking of Jake Livingston that definitely scared me because the kid sees the dead and previously it was always passive observation, but this time one of the spirits is so full of hatred that it’s able to actively interact with him and that shit is terrifying.
For a more thriller than horror read, I would suggest The Lost Village. A group of people planning to make a documentary about it go to this village that was a mining village until suddenly everybody disappeared without a trace except for one woman found stoned to death in the town square and a newborn infant found alive, but as soon as they arrive, weird stuff starts happening to the group of filmmakers.

Not a book but The Black Cat, by Edgar Allen Poe has become a Halloween tradition for me.
Edit: just reread your comment about the mention of animals, you might want to skip this one.
